If you are selling real estate in the Colorado Springs area, it is similar to buying real estate. What does the real estate market look like in your area? The market is different from state to state, city to city, neighborhood to neighborhood and from home to home within the same neighborhood. Homes are valued according to the home's location, condition, square footage and amenities compared to other homes that are comparable in the same neighborhood.
 
In our current market with an oversupply of homes for buyers to choose from, not only does your home need to show its absolute best, it needs to be priced better than the competition in your neighborhood. Over 60% of folks are visual learners and over 80% of folks will make a decision based on what they see. Correct pricing has always been the number one marketing factor in getting a home under contract, closed and sold whether it is a buyers or sellers market but it becomes the absolute number one factor in the current market. Almost always the reason that a home will linger on the market longer than predicted or not sell at all is because the home is overpriced for it's condition, location, financial factors, or other functional issues (carpet, paint colors, floor plan). If your home is the prettiest, shiniest, cleanest and best value when buyers come through your door, chances are they will want to write an offer over the other properties they are seeing in the marketplace and you will be on your way to your next destination.

Area attractions include the Garden of the Gods, Cheyenne Canyon, the brand new Cheyenne Mountain State Park, Cave of the Winds, historic Manitou Springs & Old Colorado City, the Cog Railway to Pikes Peak, the Air Force Academy, Palmer Park, the Colorado Springs Fine Art Center, the Pikes Peak Center for Performing Arts, hiking and biking trails in and around the city and foothills of the Pikes Peak region, and too much more to list. There are several ski resorts within a two to three hour drive. Colorado is an amazing state full of beauty, history and adventure that we all can protect and preserve.
